Job Description

The Project Manager is responsible for overseeing assigned capital construction activities and administration required to deliver efficient and cost-effective new stores, remodels, special projects. This position will lead, advise, consult and direct a number of outside vendors including General Contractors, Architects and Engineers and third party fixture, furnishings and equipment vendors in efficiency, scheduling / forecasting, quality and cost effectiveness to the benefit of Studio Movie Grill.

Responsibilities include:

  • Develop scopes of work when required
  • Ensure projects are executed to SMG  Prototypical & Brand Standards
  • Develop and maintain project schedules
  • Generate accurate budgets and or cost estimates
  • Review construction documents and shop drawings for accuracy
  • Manage the construction bid process and qualify costs and schedules associated with each bid and negotiate final contract
  • Review and approve invoices and capital project summary progress billings, change orders, etc.
  • Ensure lien waivers and documentation required to collect tenant improvement allowances are provided
  • Close-out and reconcile all project issues and costs
  • Make project capital recommendations and obtain capital expenditure approval as appropriate

The Project Manager will also act as the primary liaison between the general contractor, outside vendors, operations management and corporate development to ensure compliance with company policies, practices and procedures. 

Responsibilities also include:

  • Manage all aspects of the portfolio to meet company objectives regarding theater completion counts, sales weeks, and costs
  • Communicate and manage all issues and risks affecting each project
  • Communicates project status to internal as well as external participants and stakeholders accurately and in a timely manner, hold weekly check in calls
  • Provide initial, interim and final build out inspections, complete punch lists on each site and ensure all items are completed
  • Collaborate with financial analysts to provide quantitative reports and projections that will assist in the analysis and measurement of the performance and documentation of each capital construction project vs. proforma, ROI, etc.
  • Analyzes current processes and makes recommendations for improvements

Requirements

Education:

Bachelor’s Degree in Architecture, Engineering, Construction Management or related field

 

Experience:

Minimum 7 years commercial / retail / hospitality project management experience that includes:

  • 5 years’ experience in managing construction and build-out of sites within repetitive construction industry.
  • Tenant improvement experience including communication with landlord representatives.
  • Supervision / Project Management experience in all aspects of the construction process from site development through delivery.
  • Knowledge of construction methods / materials, project scheduling, and quality control, with an attention to detail

 

Additional Requirements:

  • Construction industry knowledge of trends, processes and procedures
  • Experience with new site and box conversion construction
  • Ability to prepare accurate construction cost estimates
  • Ability to travel to job sites as required (±50% average)
  • Working knowledge of MS Office, Excel, Word, Outlook and web-based portfolio  / project management platforms
  • Excellent verbal and written communication
  • Must be highly organized and detailed orientated
  • Exceptional analytical and problem solving skills
  • Team oriented
